The problem you have now, and the one you can avoid

Maintenance covers two different kinds of work. There is the problem you have right now, and there is the work that stops problems happening later. We do both. If a circuit keeps tripping, a light has stopped working or a power point has gone dead, we will find out why and fix it.

If you would rather get ahead of it, we can set up regular visits to check the things that fail: safety switches, smoke alarms, switchboard terminations, lighting and the fittings that are at the end of their life. For homeowners that is usually a periodic safety check. For businesses and property managers it is a scheduled arrangement so faults get found on a planned visit rather than during trading hours.

Fault finding

What we investigate

Fault finding is genuinely a skill. Anyone can replace a part. Working out which part, and why it failed, is the job.

Circuits that trip repeatedly

Or trip at random, with no obvious pattern to what sets them off.

Safety switches tripping

Working out which circuit and which appliance is responsible rather than resetting and hoping.

Dead power points

Outlets that have stopped working, sometimes taking part of a circuit with them.

Lights that flicker, buzz or fail early

Usually a symptom of something upstream rather than a bad globe.

Burning smells and scorching

Around outlets, switches or the switchboard. Switch off and call us before using that circuit again.

Intermittent faults

The ones that disappear before anyone can look at them. Tell us everything you have noticed.

Safety and compliance

Safety devices only help if they work

We check and test smoke alarms, including whether they are within their ten year life and whether they meet the requirements that apply when a property is sold, rented or hired out. We test RCDs to confirm they trip correctly and that the property has the required protection on its power point and lighting circuits.

We also inspect switchboards for signs of heat, damage or overload, and check the general condition of older installations where several decades of additions can leave things that are not obvious from the outside. If you are preparing a property for sale or a new tenancy, this is the check to get done before it becomes a problem at settlement.
