Commercial LED Lighting Upgrade An Office and Warehouse in Osborne Park
Replacing failing fluorescent lighting across an office and warehouse tenancy with LED, staged around trading so the business kept operating.
Project overview
The tenancy was running ageing fluorescent battens throughout the warehouse and troffers through the office. Fittings were failing regularly, the warehouse was noticeably dim in the racking aisles, and staff were reporting flickering in the office.
The business could not close to have the work done, so the job was planned around how the space is used. Office areas were done outside the busiest hours and the warehouse was worked through in sections so no area lost lighting while it was in use.
Scope of work
- Assessed existing lighting levels and the condition of every fitting
- Replaced fluorescent battens through the warehouse with LED
- Replaced office troffers with LED panels
- Adjusted lighting circuits and switching to suit the new layout
- Checked and reported on emergency and exit lighting
- Inspected the switchboard while lighting circuits were isolated
- Staged the work in sections so trading continued throughout
- Removed and disposed of the old fittings and cleaned up each area before leaving
Outcome
Light levels in the racking aisles improved substantially, which was the practical outcome the business wanted. The flickering in the office stopped, and the failures that had been generating regular maintenance calls have gone with the fittings that caused them.
Because the switchboard was inspected while the lighting circuits were isolated, a couple of items were identified that can now be planned and budgeted rather than dealt with as an emergency. The client has since put an ongoing maintenance arrangement in place.
